Responsibilities of Agency Include:

to deal honestly and in good faith,  to exercise reasonable skill and care, to timely present all written offers, loyalty, confidentiality, disclosure, accountability, good faith and continuous effort, to advise a client to seek appropriate expert advise for matters beyond the scope of licensed practice.

Owner’s (Seller’s) Representation

I am a licensed Real Estate Professional.  I am an independent contractor in a Real Estate Brokerage.  In addition, I have chosen to belong to the local, state and national Realtor’sŪ Associations and I choose to abide by their Code of Ethics with its Golden Rule obligations to clients, to the public and to other RealtorsŪ.
 
I am compensated for my service through a negotiated brokerage agreement with the seller or the buyer, with both the seller and the buyer (disclosed to both parties) or with a third party. Compensation agreements must be in writing and are often a percent of the final negotiated purchase price. 

As a member of the WCAR Multiple Listing Service (MLS), I can access other Brokerage listings through a co-brokerage agreement.  Sellers usually request this cooperative form of marketing.  Through the MLS, listing agents offer compensation to MLS members for representing buyers in the sale of these properties.  Properties sold in our market are usually in the MLS.

If both you and the buyer give me permission in writing, I may proceed to represent both of you on the transaction.  This is called dual agency.  I may not do harm to either party and I must keep the confidences of both sides.

I must provide you with The Law of Real Estate Agency before you sign any contract and I must provide you with a copy of a Lead Based Paint brochure which provides information on how to protect yourself and your family if you have or choose to purchase a property built on or before 1978.
